Local service
Modbury is the commercial heart of the north-east, built around Westfield Tea Tree Plaza and the O-Bahn busway interchange that runs into the city. Around the centre sit street after street of established brick family homes from the suburb's post-war expansion — solid, practical and thoroughly lived-in.
The furniture is as practical as the housing. Modbury lounges are mostly hard-wearing fabric — sturdy three-seaters and modulars built to survive family life rather than to be admired. These are steam-friendly fabrics that take a proper clean without fuss, and they are usually well overdue for one, because a durable couch is easy to leave for years without a second thought.
The classic Modbury job is not a dramatic stain but slow, invisible decline: a couch gone flat and grey from thousands of sittings, the colour muddied by body oils and fine household dust worked into the weave. People stop seeing it because it happens so gradually. The other common issue is what collects out of sight, in the gaps and under the cushions where crumbs, coins and grime accumulate for years.
Hot water extraction is made for this — it pulls the accumulated oils and dust out of the fibre rather than pushing them around the surface, and the colour that comes back often surprises people who had assumed the couch was simply old. We clean into the seams and lift the cushions to reach the areas a home vacuum never gets to. On a hard-wearing family fabric there is rarely any need for caution, so the couch gets a thorough deep clean.

Modbury questions
For a hard-used family lounge, once a year is a sensible rhythm, and every six to nine months with pets or young kids. The reason is not just appearance — regular cleaning clears the body oils and grit that grind against the fibres and wear the couch out from inside. A durable fabric forgives being left longer, but the grey, flat look that eventually sets in is the cost of waiting too long.
Under and between as well. Years of crumbs, dust, coins and grime collect in the gaps and beneath the seat cushions where no home vacuum reaches, and cleaning only the visible surface leaves all of that behind. We lift what lifts and clean into the seams and the base, so the whole couch is done, not just the parts you can see.
